Mortgage Documentation
Each borrower is different and every loan program requires specific verifications. Below is a comprehensive list of the documents and various information that we may require in order to process your purchase or refinance loan.
It is important to realize that this is not a “one size fits all” mortgage checklist. Certain pieces will be required on all loans, and others only in a handful of situations. During the application process your Loan Consultant will help trim this checklist based on your situation.
Items that may be required for underwriting:
- Most recent paystubs covering the past 30 days
- W2 forms from the past two years
- The two most recent checking and savings account statements – this may include CD accounts, money market accounts, and other brokerage accounts
- Most recent retirement account statements including IRAs, 401(k) etc.
- Federal tax returns (1040s) for the last two calendar years – it is important to provide the complete returns with all schedules that have been filed
- Current profit & loss statement (if self-employed or an independent contractor)
- Federal K1s, partnership returns (1065s) and corporate or S-corp returns for the past two calendar years (if applicable)
- Current mortgage, real estate tax, and insurance statements for all properties currently owned
- Leases on owned rental properties (if applicable)
- Complete bankruptcy paperwork (if applicable)
- Divorce decree and settlement statements (if applicable)
- State issued driver’s license or passport showing your date of birth to satisfy the Patriot Act requirements
- If not a U.S. Citizen: a resident alien card (front and back); resident alien application or H1B or L1 Visa plus passport as applicable
